The company says "the reduction in the dividend will conserve approximately $28M in 2021 based on the current share count."
This came as bit of a suprise, COVID is still not over....

National Health Investors cuts dividend by ~18% to $0.9
National Health Investors (NYSE:NHI) declares $0.90/share quarterly dividend, 
-18.4% decrease from prior dividend of $1.10. Forward yield 5.35% Payable Aug. 6; for shareholders of record June 30; ex-div June 29.
